When the same storm floods four neighbouring houses, the drying plans can look completely different — because carpet, timber, laminate and concrete each hold and release water in their own way. Understanding the differences helps you ask better questions and know what a realistic outcome looks like for your floor.
Carpet and underlay: fast response decides everything
Carpet is the most recoverable flooring — and the most time-sensitive. Clean water extracted quickly, with underlay assessed separately, often means the carpet itself survives. The underlay beneath usually does not; it absorbs many times its weight in water and is cheap to replace compared with the risk of leaving it damp. Contaminated water changes the equation entirely: hygiene comes before salvage.
Timber: the floor that punishes impatience
Solid timber absorbs water slowly and shows the damage late — cupping and swelling can keep developing after the surface looks dry. It also punishes aggressive drying: too much heat too fast causes permanent distortion. Professional drying of timber is deliberately gradual, using controlled dehumidification and daily readings, sometimes over weeks. The reward is a floor that can often be saved and re-sanded rather than replaced.

Laminate and engineered boards: honest, but fragile
Laminate tells you the truth quickly — swollen joins and lifted edges appear within days and do not recover. Water that reaches the core of laminate boards usually means replacement of the affected area. The professional focus shifts to what is underneath: drying the subfloor properly so the new floor is not laid over trapped moisture.
Concrete slabs: the long game
Concrete rarely needs replacing, but it releases moisture very slowly. The most common and costly mistake in Auckland flood recoveries is re-laying flooring over a slab that reads dry on the surface while still releasing moisture from its body — the new floor then fails from below. Meter verification against a dry standard, not appearance or elapsed time, is what clears a slab for re-covering.

How long does a concrete slab take to dry after a flood?
Far longer than it looks. The surface can appear dry in days while the slab body holds moisture for weeks. Meter readings, not appearance, decide when it is dry enough to re-cover.
